Hotel Investment & Development

I built a hotel. Now I'm sharing what I learned.

I'm Emray Baylan. I developed and now operate a boutique hotel myself, from the investment decision through opening day. On this site, I share everything I learned along the way.

About Me

Not theory. Experience.

Before I talked about hotel investment, I lived it. My path started in real estate investing and changed direction with the decision to turn a piece of land into a boutique hotel.

I was personally involved in every stage of the process — from property selection to feasibility, from architecture and interior design to construction, from permitting to opening and operation. What I share today doesn't come from a book. It comes from the real consequences of those decisions.

A Real Project

House Sola: an idea turned into a working hotel.

For an investor, the most credible reference is a finished, operating project. House Sola is a 9-room boutique hotel I developed and still run in Alaçatı, Çeşme — not an idea on paper, but a real process I went through myself, from the investment decision to opening day.

Selected development decisions

  • I chose the property based on fit with the concept before the region's demand potential.
  • I set the room count based on guest experience before profitability calculations.
  • For interior design, I chose local materials over off-the-shelf "hotel" templates.
  • During construction, I accepted budget overruns in advance rather than being surprised by them later.

Hotel Investment Guide

A lived process, told step by step.

The Guide is currently free to read on this site, through Library. Once the full book is finished, it will be published as an e-book (on Amazon and similar platforms).

The Hotel Investment Guide was written for people who are considering hotel investment but don't know where to start — not a generic business book or a consulting pitch, but a step-by-step account of the process I actually lived through.

My Approach

How I work.

Over the years I've settled on a few simple principles — most of them learned from mistakes.

—

I look at the field before the theory.

—

I want numbers, not assumptions; if I don't have them, I don't calculate.

—

I plan before spending; even when plans change, I never start without one.

—

I see investment not as a single phase, but as a lifecycle from decision to operation.

—

I don't hide my mistakes; they're what I've learned the most from.

—

I make decisions based on realistic scenarios, not optimistic ones.
